2pm - “Clues, Telltale Signs, and Red Flags: A Primer for Home Buyers and Sellers”
Presented by Bob Erbetta, Management Design Associates, Marblehead
Buying a house? Putting one on the market? Renovating?
If you are thinking of buying a house or having your house listed for sale, there are a few critical things you need to consider for your own protection. There are, in many homes, telltale signs, hints and clues that may be symptoms of major problems or defects. Some are obvious, like missing roof shingles; others are more subtle, like moss growing around the exterior foundation wall.
The goal of this presentation is to provide the prospective home buyer or seller with a way of looking carefully at a building (theirs or yours) before signing a Purchase Sale Agreement or listing your home for sale. You’ll get a prepared checklist of conditions to be aware of and to rate for their importance to your purchase or sale. It will provide you, the buyer or seller, with a document that can become the basis of further evaluation by a professional, licensed home inspector. It can also become evidence for the wisdom of deferring the purchase [or sale] of a property.
Other topics we’ll examine:
How to select a qualified home inspector: Licensing, recommendations, experience, costs, extra services, etc.
How to evaluate and understand a home inspection report.
The value of a pre-listing inspection.
The recommended “punch list” for new-construction home buyers.
Renovation project guidelines (the pluses and pitfalls).
There will be a Question & Answer session.
Bob Erbetta has been inspecting and improving new and old buildings (both residential and commercial) on the North Shore for more than 27 years, as a Massachusetts licensed home inspector and construction supervisor for both contemporary and antique dwellings.
